Great real estate photography starts before the camera comes out. A little prep turns a good St. George listing into one that stops buyers mid-scroll. Here's the checklist we share with every agent we work with.
Start with light
Southern Utah light is a gift — use it. Open every blind and curtain, turn on all the lights (yes, even lamps), and replace any dead or mismatched bulbs. Consistent, warm light reads as "well cared for."
Declutter, then declutter again
- Clear countertops in the kitchen and bathrooms — leave one or two intentional pieces, not ten.
- Remove personal photos, fridge magnets, and anything with a name on it.
- Tuck away cords, remotes, pet bowls, and trash cans.
Room by room
Kitchen. Hide the dish soap and sponges, clear the sink, and pull small appliances off the counter.
Living areas. Fluff and straighten pillows, fold throws, and vacuum so the carpet lines show.
Bathrooms. Fresh towels, toilet lids down, and shampoo bottles out of the shower.
Exterior. Pull cars out of the driveway, coil the hose, and give the entry a quick sweep. In St. George, a tidy xeriscape photographs beautifully — pull any obvious weeds.
The 15-minute walk-through
Right before the shoot, do one final lap with fresh eyes. If something would distract you in a photo, it'll distract a buyer too.
